Coastal
Association Management, Inc. was formed for the purpose of managing
Condominiums and Homeowners Associations. This involves taking in assessments
homeowners pay and then assuring that services are provided. Some of
the services are provided "first-hand". This includes full service accounting,
delinquency follow-up, budgeting, reserve planning, agendas, minutes,
and conducting meetings. It also involves overseeing the Covenant and
Rule violation program and administering the Architectural Control program.
We
also assure that independent contractors perform work for the Association
such as pool and grounds maintenance, and repairs. We prepare bid specifications
for certain types of work. We solicit bids for major projects, make
recommendations to the Board of Directors, issue work orders, and administratively
oversee the work of contractors.
Homeowners
Associations and Condominiums are governed by a Board of Directors comprised
of homeowners and / or the developer. They are responsible for maintenance
of common areas, enforcement of the legal documents, and assuring that
proper administrative and accounting records are kept. As the Management
Company, our role is to advise them, report to them, and carry out their
directives. It is much as if an Association were a small town, the Board
is the City Council, and we are the City Manager. If we do our job well,
we make a very positive impact on the homeowners who live in a community.
They trust us with their home, which is their largest investment, and
their environment. This is a tremendous fiduciary trust. Our mission
is to live up to that trust.
